Job Summary
Support the marketing function through the execution of marketing strategies for M/I’s products and services that are in line with corporate objectives on a divisional basis. Coordinate appropriate initiatives that will determine effective result‑based media and direct marketing programs that target desired demographic groups and increase unit absorption. Effectively interface and partner with Marketing Coordinator, Director of Marketing and VP Sales & Marketing to achieve sales objectives through optimal, result‑based marketing programs that consistently support the company’s objectives.

Duties and Responsibilities

Assist Marketing Director in ideas that will drive new traffic to new home communities.

Mentor Marketing Coordinator in assessing marketing needs and helping to develop individual marketing plans.

Identify and implement comprehensive marketing strategies and corresponding plans and programs, both short and long range, to support sales, revenue, and overall strategic objectives.

Recommend marketing strategies for communities to include sales presentations, model homes and amenity features.

Build effective partnerships with senior managers to determine specific product positioning, pricing matrix and promotional strategies.

Research, analyze, and monitor financial, technological, and demographic factors to capitalize on market opportunities and minimize effects of competitive activity.

Partnering with Corporate Marketing Department to formulate advertisement and promotional activities including print, online, digital media, social media, paid search, SEO, Google Reviews, MLS, and more with appropriate distribution channels.

Partner with Director of Marketing to monitor competitive products and marketing activities.

Establish and maintain relationships with industry influencers and key strategic partners.

Build out social media programs and training techniques for New Homes Sales Consultants.

Guide preparation of marketing activity reports and presents to executive management.

Establish and maintain a consistent corporate image and brand throughout all product lines, model homes, brand materials, promotional materials, and events.

Oversee and ensure MLS entries are managed with written descriptions and photography management.

Support weekly photography through the Digital Asset Management tool, and publish to Quick Move‑In homes, community galleries and MLS.

Attend monthly sales meetings and participate in weekly marketing planning meetings.

Utilize Excel, Word, Outlook Calendar, PowerPoint, and various planning tools to support the Sales & Marketing team; build PowerPoints as needed for the department.

Review, prioritize projects and communicate with corporate graphic artist on the direction/message of marketing collateral, monitor project completion with graphic artist within company project management tool and software system (Hive).

Assess and update collateral as needed.

Support business plan budgets, coding, supply orders and manage collateral inventory and levels within the division.

Support all sales subscriptions/dues/awards with HBA and DBA.

Purchase promotional items and distribute to sales team for special events or campaigns.

Assist with employee relations, divisional event planning, agent events or community‑specific events.

Assist with special projects as requested and perform additional duties as required.

Requirements
Minimum Education Experience
Bachelor’s degree (or equivalent in specialized training from a four‑year college) and a minimum of five years related work experience. Experience in home building is a plus but not required. Willingness to travel to the corporate office for trainings (1‑2x per year) is required. Use of Adobe Illustrator, Microsoft systems, CRM, software tools, and proficiency in Office systems (Word, Excel, PowerPoint) is essential.

Skills and Abilities

Knowledge of CRM systems, software platforms and ability to complete tasks quickly.

Tech savvy, ability to understand technology, components and equipment usage in Model homes.

Work Conditions
Regularly work with boxes, storage and supply materials for model homes. Ability to lift 20‑30+ lbs. Position is onsite, located in Lewisville, Texas.
