Bullpen is partnered with a highly active, mission-driven real estate development organization seeking a Director of Real Estate Development to help lead acquisitions, development execution, public-private partnerships, and complex real estate transactions across a growing portfolio of transformative projects.

This organization plays a central role in shaping Baltimore through mixed-use, commercial, civic, and community-focused developments. The Opportunity

This is a highly visible leadership role offering broad exposure across acquisitions, development, public-private partnerships, structured finance, and portfolio strategy.

The Director of Real Estate Development will work closely with executive leadership and play a key role in sourcing, structuring, negotiating, and executing transformative real estate projects across the organization’s growing portfolio.

This role is ideal for someone who enjoys wearing multiple hats across development, transactions, capital structuring, project execution, and long-term portfolio strategy while operating in a collaborative, entrepreneurial environment.

Key Responsibilities

Lead complex real estate transactions including RFQs, RFPs, developer selection processes, and deal negotiations

Drive execution of development projects from underwriting and structuring through stabilization

Structure layered capital stacks utilizing public and private financing sources, including incentive programs and tax credit financing where applicable

Build and analyze financial models, development pro formas, and investment scenarios

Evaluate acquisitions, redevelopment opportunities, and strategic development initiatives

Develop business plans, operating strategies, and capital improvement initiatives to maximize long-term asset performance

Coordinate with developers, consultants, architects, engineers, legal counsel, lenders, and investment partners throughout the project lifecycle

Collaborate with public agencies, community stakeholders, and institutional partners on strategic initiatives

Support innovative financing programs and large-scale redevelopment efforts

Present recommendations and project updates to executive leadership and key stakeholders

What They're Looking For

5–12+ years of experience within real estate development, acquisitions, development finance, transactions, asset management, or related fields

Strong experience executing complex real estate deals and development projects

Strong financial modeling, underwriting, and analytical capabilities

Experience managing multiple stakeholders and navigating complex development processes

Exposure to public incentives, economic development programs, tax credits, or public-private partnerships is a plus

Experience across mixed-use, urban infill, civic, commercial, affordable housing, or community-oriented development projects is highly valued

Entrepreneurial mindset with the ability to operate both strategically and hands-on

Excellent communication and relationship management skills

Compensation

Base Salary:

$120,000 – $140,000
