Job Title: Community Manager
Supervisor: Senior Community Manager/Regional Manager/VP of Operations

Job Summary
Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Essential Duties and Responsibilities
Operating the community within the financial guidelines and approved budget.
Ensure rents are collected when due, and monies are posted in a timely manner; issue 5‑day notices (Pay or Quit) and evictions.
Required to work one weekend a month, preferably the first weekend.
Perform physical inspections of the community and verify condition of vacant apartments; coordinate with maintenance staff to ensure timely reconditioning after move‑out.
Direct supervision of the office staff and maintenance supervisor; indirect supervision of maintenance operations including technicians, grounds and housekeeping.
Knowledge of Fair Housing Laws.
Responsible for interviewing, hiring, and onboarding all community team members; order maintenance uniforms and ID badges.
Ensure a professional appearance and behavior at all times for self and community team members.
Manage the inventory and ordering of all necessary administrative supplies and equipment for the office staff.
Ensure thorough knowledge, implementation and enforcement of all company policies and procedures.
Supervise leasing of the community, ensuring effective sales techniques and professional conduct.
Approve and submit all invoices for payment through Nexus.
Ensure prompt, efficient, and courteous handling of resident requests or complaints.
Generate and analyze reports such as leasing trends, financial performance and projections, and occupancy verifications.
Design and maintain a resident retention program, including referral or social activities.
Ensure compliance with OSHA standards and company safety policies.
Report any unusual circumstances regarding residents or the community.
Pursue educational opportunities and self‑improvement for personal growth and development.
Supervisory Responsibilities
Directly supervises team members in the office and/or maintenance teams. Carries out supervisory responsibilities in accordance with organization policies and applicable laws: interviewing, hiring and training team members; planning, assigning and directing work; appraising performance; rewarding and disciplining; addressing complaints and resolving problems.

Education and Experience
High school diploma or GED; or three to five years of related experience and/or training; or an equivalent combination of education and experience.
Communication and Presentation Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and governmental regulations; prepare reports and business correspondence; effectively present information and respond to questions from managers, residents, customers, and the public in both one‑on‑one and small group settings.
Leadership and Staff Development
Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive business results by managing staff performance.
Analytical and Mathematical Skills
Ability to add, subtract, multiply and divide in all units of measure; calculate figures such as discounts, interest, commissions, proportions, percentages; use probability and statistical inference; analyze basic operating statements and identify unusual trends and variances.
Problem Solving Skills
Ability to make and implement decisions under conditions of risk and uncertainty.
Reasoning Ability
Ability to apply common sense to carry out detailed but uncomplicated written or oral instructions; handle problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Designations
The Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended. Fair Housing courses must be completed within one day of hire; Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses within seven days.
Physical Demands
Regularly required to use hands, talk, and hear; stand, walk, and sit; reach, climb or balance; stoop, kneel, crouch or crawl; occasionally lift or move up to 10 pounds. Vision abilities required include close, distance, color, peripheral, depth perception and ability to adjust focus. Reasonable accommodations may be made for disabilities.
