Position Summary
The Regional Production Manager - Expanded Products is responsible for leading the growth, adoption, and execution of expanded product lending across a defined region. This role is responsible for driving expanded product loan volume, increase expanded products per Loan Officer and serving as the subject matter expert for expanded and Non-QM programs. This role requires both strategic and hands‑on education, influence and partnership with Loan Officers and Branch Managers to identify expanded product opportunities, ability to structure viable loan scenario, and remove potential barriers to adoption. It is a production‑driven growth role, and not a traditional sales or operations position.
Essential Functions
Drive regional expanded loan volume by actively promoting Guild’s expanded and Non-QM product offerings.
Increase expanded product penetration per Loan Officer through education, scenario review, and proactive opportunity identification.
Partner with Branch Managers and Regional Leadership to execute regional expanded product growth strategies.
Serve as the primary point of contact for expanded loans product guidance, structuring, and positioning.
Regularly review active loan pipelines to identify Non‑QM opportunities that may not fit traditional agency guidelines.
Collaborate with Loan Officers early in the loan process to reposition borrowers into expanded solutions when appropriate.
Assist with structuring complex income, asset, and credit scenarios including bank statements, DSCR, asset utilization, and other expanded products programs.
Lead expanded product training sessions, workshops, and webinars for Loan Officers, Branch Managers, and support staff.
Deliver practical, scenario‑based training focused on when and how to use expanded products, not just product features.
Act as a regional expanded product subject matter expert and resource for ongoing education and best practices.
Partner with internal teams to ensure training materials remain current and relevant.
Build strong relationships with Loan Officers, Branch Managers, Operations, and Underwriting to ensure smooth expanded products execution.
Serve as a trusted advisor to help teams gain confidence in expanded product lending.
Provide feedback to leadership on market trends, product gaps, and competitive insights related to expanded products.
Provide best‑in‑class support to all producing regions as an extension of field sales and first point of contact for product support.
Be a concierge to sales to assist Loan Originators in identifying specific products that best fit individual borrower needs. Included, but not limited to, loan options internal to Guild programs, as well as wholesale and referral processes.
Serve as feedback conduit from field to headquarters regarding strengths and weaknesses of existing product offerings and processes; identify areas of improvement, recommend solutions, etc.
Take every opportunity to both proactively and reactively assist in educating the field on new product offerings and enhancements; help manage new product/product change roll out announcements and other internal communications related to area of expertise.
Be knowledgeable of top Loan Officer and branch challenges and opportunities, then present and promote webinars related to products strategically and as needed. In addition to events of Training Calendar, the expectation is at least 2 live presentations per month per region as assigned to provide initial and ongoing product training to field staff; collaborate with training department, help identify training needs and provide applicable solutions.
Conduct required in‑person training programs for newly hired Loan Officers, LOAs, and Transaction Coordinators on programs, systems (including MyKey, MyCircle, and Sherlock), policies, procedures, etc.; provide on‑going training to incumbents as needed.
Host conference calls on a monthly or as needed basis to flush out and answer questions from the field.
Stay abreast of changes related to field of expertise, which includes having a strong understanding of internal programs and products and working to spread that knowledge throughout the field.
Partner with Branch Managers, the Loan Officer Trainer Manager, and Regional Managers
Provide options and recommendations to borrowers regarding suitable loan programs.
Qualifications
Education:
Bachelor's Degree directly related to the position or equivalent, preferred.
Experience:
Minimum five years of mortgage industry experience, with demonstrated exposure to expanded products.
Certifications/Licenses:
NMLS preferred but not required.
Skills:
Analytical skills with the ability to review and assess loan files and make loan product recommendations.
Additional Qualifications
Strong working knowledge of expanded products such as:
Bank Statement programs
DSCR / Investor programs
Asset Utilization
Interest‑Only and Jumbo Non‑Agency products
Proven ability to educate and influence Loan Officers.
Experience reviewing loan scenarios and identifying alternative financing solutions.
Strong presentation, communication, and relationship‑building skills.
Prior experience as a Non‑QM Account Executive, Sales Leader, or Specialty Lending Specialist.
Existing relationships with Loan Officers and Branch Managers within the region.
Experience supporting or scaling specialty lending programs at a regional level.
Strategic thinker with a production mindset

Work is primarily performed during the business week, Monday – Friday.
