The VP Sales is responsible for Division sales staffing, training, and administration, establishing and communicating Division/Community sales objectives, goals, and achieving successful results. They communicate daily, weekly, monthly, and quarterly with New Home Consultants regarding sales production demands, goal setting, product knowledge, and corporate items.
Responsibilities
Disseminate sales, marketing, and product information to New Home Consultants.
Prepare sales numbers monthly, quarterly, and yearly, continually monitor sales activity, and make recommendations to the Director of Sales.
Set-up and conduct sales meetings and phone bank for the sales team weekly.
Enforce company policies, upper‑management directives, and resolve miscellaneous problems.
Conduct competitive analysis quarterly on advertising, promotions, and models to maintain market leadership.
Generate leads, sell, process, and close homes.
Be knowledgeable of the status of mortgages for all sales in the assigned area.
Visually visit each community weekly.
Develop and execute Realtor Programs as needed.
Model merchandising, working closely with decorators on colors and layout of furniture in the home.
Assist in organizing and supervising special events to promote communities and/or company events.
Work closely with the sales team to ensure open communication on all matters; develop a strong, proactive resolution environment and a strong commitment to selling a quality product.
Be on call 7 days a week via cell phone for the sales team.
Handle customers’ problems and concerns with New Home Consultants.
Assist in problem solving of sales and closing issues between all parties, including the Closing department, New Home Consultant, Field associates, customers, and homeowners.
Mentor New Home Consultants by providing leadership, ongoing development, and strong learning experiences while establishing goals and coaching performance to meet business targets.
Conduct and/or contribute to monthly, quarterly, and/or annual performance appraisals.
Effectively manage staff by ensuring appropriate staffing in the Welcome Home Centers, providing formal and informal evaluations/feedback, and addressing associate issues when warranted.
Create, institute, and oversee sales training programs, especially for new hires.
Be responsible for all mass marketing, corporate branding, marketing strategy, media, public relations, and assist in coordinating special events within the division.
Work closely with the Marketing company to adjust market strategies accordingly to remain competitive.
Review market analysis to determine customer needs, price schedules, etc.
Qualifications
Minimum High School diploma or GED required.
Minimum 5 years proven experience in New Home Sales and/or commission real estate sales.
Minimum 2 years of experience in a managerial role.
Excellent communication skills, verbal and written, and strong organizational and interpersonal skills.
Ability to meet deadlines while maintaining a professional attitude, dealing effectively with confrontational situations, and maintaining objectivity with homeowners, fellow associates, and in all public relations.
Excellent computer skills including advanced Word, Excel, and Lotus Notes (e‑mail).
Resourceful, patient, and clear, with strong management and motivational skills.
Valid driver’s license and good driving record.
Valid auto insurance coverage.
Real Estate license required for some states.
Ability to prepare written documentation and complete contract calculations.
