MissionHires is partnering with a privately held, award‑winning residential home construction company in central South Carolina to hire a President of Sales and Marketing. This executive will own end‑to‑end sales and marketing strategy with a primary mandate to maximize ROI on lot inventory through dynamic pricing, optimal sales velocity, and disciplined forecasting. The role oversees Sales policy and execution, supervises the Marketing Manager and Online Sales Consultant, aligns cross‑functionally with Land, Finance, and Operations, and reports to the CEO as part of the executive team. Base salary $200,000–$225,000 plus 50% performance pay, electronics and auto allowances, strong benefits, relocation support, and community‑focused culture. Hybrid in year one; then based full time in the Midlands/Columbia, SC.
Responsibilities

Own the sales and marketing strategy to maximize ROI on lot inventory, balancing price versus pace for margin protection and long‑term profitability
Collaborate with Land, Finance, and Operations on community revenue, sales velocity, lifecycle efficiency, and margin stability
Design and adjust sales release strategies, spec inventory planning, and lot takedown cadence
Develop dynamic pricing and incentive frameworks that combat margin erosion and optimize absorption
Create and maintain forecasting models integrating pricing, incentives, traffic, and market data for data‑driven decisions
Align marketing spend, sales tactics, and community rollout plans to drive faster absorption, stronger margins, and brand positioning
Direct and coach the Marketing Manager; set strategy for branding, advertising, digital, and promotional campaigns
Approve and oversee community launch campaigns and all marketing materials
Ensure tight alignment between sales and marketing to support lead generation, awareness, and product positioning
Establish, implement, and enforce sales department SOPs; ensure compliance with company policies and state real estate laws
Oversee preparation, negotiation, and finalization of sales contracts, addendums, and change orders; review and approve buyer contracts
Serve as escalation point for complex customer negotiations or contract issues
Partner with executive leadership to align sales performance with company goals and help create cross‑functional policies
Lead, motivate, and develop the sales and online sales teams; drive a results‑oriented, values‑aligned culture
Report on KPIs, forecasts, traffic trends, pricing effectiveness, and community performance to the CEO and executive team
Participate in company community initiatives, including required quarterly service day and quarterly all‑hands breakfast

Requirements

Bachelor’s degree in Business, Marketing, or related field; MBA preferred
5+ years of progressive sales leadership in residential homebuilding or real estate, including VP‑level experience
Track record of closing at least 500 homes in a single year
Proven success driving revenue growth, protecting margins, and scaling sales processes
Expertise in real estate contracts, state disclosures, and homebuyer financing
Demonstrated ability to design dynamic pricing strategies and manage price‑vs‑pace tradeoffs
Strong strategic thinking, problem‑solving, communication, interpersonal, and negotiation skills
Leadership experience coaching and motivating sales and marketing teams; cross‑functional collaboration with Land, Finance, and Operations
Proficiency with CRM systems, Microsoft Office Suite, and sales analytics tools
Ability to embody company core values of Innovation, Passion, Impact, and Growth
Willingness to relocate or be based full time in the Midlands/Columbia, SC after year one (hybrid during first year)
Physical ability to sit/stand for prolonged periods; lift up to 15 pounds; and sit, stand, stoop, or kneel for extended periods
Supervisory experience over roles such as Marketing Manager and Online Sales Consultant
Ability to travel primarily by vehicle within South Carolina; occasional out‑of‑state air travel (1–2 meetings/year)

Base salary: $200,000 – $225,000
