Job Description Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Schedule: Tues- Fri 9am-6pm Sat 10am-5pm.
Yardi experience preferred.
Essential Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in to ensure they are in move‑in ready condition and schedule any outstanding items with the maintenance team.
Stay informed about current market and competitor conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, and follow community policies related to concessions, specials, and other programs.
Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs and internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites.
Use on‑site property management software such as OneSite or Yardi to track apartment availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure community and show units meet the Company’s standards for show quality by inspecting the marketing corridor, communicating maintenance needs to the maintenance team, merchandising and ensuring a physically appealing show unit or model and amenities, and preparing the leasing office for daily leasing activities.
Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize lease decisions.
Execute lease renewal program activities by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring lease renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems, or document and convey requests to the appropriate person.
Required Licenses or Certifications
Incumbents must have all licenses and/or certifications required by State and Local jurisdictions.
Incumbents must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work inside and outside in all weather conditions.
Ability to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Ability to work a flexible schedule, including evenings, weekends, and holidays.
The hourly range for this position is $21.00 - $24.00.
Additional Compensation
Many factors determine pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
Corporate Positions: may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: may be eligible to participate in weekly, monthly, or quarterly bonus programs.
