We are seeking a strategic, collaborative, and data-driven Director of Marketing to help lead the execution of integrated marketing initiatives that strengthen our brand, drive qualified lead generation, and support the successful launch and growth of our communities.
In this role, you will work closely with the Vice President of Marketing, Sales Leadership, and Executive Leadership to support marketing initiatives across digital, traditional, and community channels. This role supports brand consistency, customer journey marketing, lead generation, creative development, public relations, community launches, marketing analytics, and day-to-day leadership of the marketing team.
The ideal candidate is a collaborative marketing leader who can translate strategy into execution, build strong cross-functional partnerships, leverage data and emerging technologies, and deliver measurable business results.

WHAT YOU'LL DO:
Strategic Marketing Leadership
Partner with the Vice President of Marketing to develop and execute annual and long-range marketing strategies aligned with company objectives.
Support integrated marketing initiatives that strengthen brand awareness, generate qualified traffic, and increase home sales.
Participate in business planning, product positioning, pricing discussions, and community launch strategies.
Continuously evaluate industry trends, consumer behavior, competitive positioning, and emerging technologies to identify opportunities for innovation.
Brand Management
Work closely with the Vice President of Marketing to support stewardship of the Neal Communities brand by ensuring consistency across all customer-facing communications.
Coordinate messaging, visual identity, brand standards, and creative execution across all marketing channels.
Collaborate with internal stakeholders and external agency partners to develop compelling marketing campaigns and promotional materials.
Ensure all marketing initiatives accurately reflect the Company's commitment to quality, customer experience, and innovation.
Digital Marketing & Customer Journey
Assist in driving the Company's digital marketing strategy, including website content, paid digital advertising, email marketing, CRM initiatives, social media, and marketing automation.
Facilitate the customer lead nurturing strategy from initial inquiry through purchase in partnership with the Sales team.
Develop and maintain rolling 3-, 6-, and 12-month integrated marketing calendars.
Collaborate with Sales Leadership to optimize customer journeys by improving engagement, personalization, and conversion throughout the sales funnel.
Evaluate and implement emerging marketing technologies, including AI-powered marketing tools that improve efficiency and customer engagement.
Community Marketing
Partner with the Vice President of Marketing to lead marketing efforts for all active and future communities, ensuring successful launches and sustained sales momentum.
Develop marketing strategies supporting new community openings, model grand openings, promotions, and special events.
Collaborate with Sales Leadership to create community-specific marketing initiatives that maximize sales opportunities.
Coordinate the development of collateral, signage, displays, photography, videos, floor plans, site plans, and other marketing assets.
Public Relations & Communications
Work closely with Neal Communities leadership on public relations initiatives that enhance the Company's reputation and visibility.
Collaborate with the Vice President of Marketing on press releases, media relationships, earned media opportunities, community outreach, and corporate communications.
Ensure consistent messaging across all corporate communications, templates, presentations, and branded materials.
Marketing Analytics & Budget Management
Monitor marketing performance using key performance indicators, including:
Website traffic
Lead generation
Lead-to-sale conversion
Cost per lead
Marketing ROI
Campaign performance
Community traffic
Sales attribution
Present marketing performance dashboards, insights, and strategic recommendations to executive leadership.
Assist in developing and managing annual marketing budgets while maximizing return on marketing investment.
Recommend marketing expenditures based on performance data and business objectives.
Leadership & Team Development
Manage, mentor, coach, and develop a high-performing marketing team that may include Marketing Coordinators, Marketing Specialists, Digital Marketing Strategists, and external agency partners.
Foster a culture of accountability, collaboration, innovation, continuous learning, and professional growth.
Establish clear priorities, performance expectations, and measurable objectives for the marketing staff.
Encourage adoption of innovative marketing technologies, best practices, and ongoing professional development.
Cross-Functional Collaboration
Partner closely with Sales, Operations, Land Acquisition, Architecture, Purchasing, Design, Customer Experience, and Executive Leadership to ensure marketing initiatives support overall business goals.
Support marketing initiatives for Neal Communities' affiliated companies, including Neal Signature Homes, SimplyDwell, Waterscapes Pools & Spas, Charlene Neal PureStyle, Neal Communities Funding, and Allegiant Title Company.
Represent the Marketing Department at company meetings, community events, Realtor functions, and grand openings as appropriate.

JOB REQUIREMENTS:
Bachelor's degree in Marketing, Business, Communications, or related field.
8+ years of progressive marketing leadership experience, preferably in homebuilding, residential real estate, or a related industry.
Proven experience leading integrated marketing campaigns across traditional and digital channels.
Strong understanding of CRM platforms, marketing automation, digital analytics, SEO/SEM, paid media, email marketing, and social media strategy.
Experience managing marketing budgets and agency relationships.
Demonstrated success leading and developing marketing professionals.
Strong analytical skills with the ability to translate data into actionable business strategies.
Excellent written, verbal, presentation, and interpersonal communication skills.
Highly organized with exceptional project management and leadership abilities.
