The Senior Media Buyer is a key leadership role responsible for driving customer acquisition and revenue growth for our publishing company’s affordable housing directory, which is primarily monetized through advertising. This role evolved from a media buyer position and now carries broader strategic and leadership responsibilities.

Reporting directly to the COO, the Senior Media Buyer owns all paid media customer acquisition efforts. The primary focus is to acquire customers efficiently, manage advertising spend within budget, execute extensive testing, and scale successful campaigns profitably. Success is measured by key metrics including CPA, ROAS, and revenue per customer.

Responsibilities

Lead Paid Media Acquisition Strategy : Develop, execute, and continuously optimize multi‑channel paid acquisition campaigns across

Google Ads, Meta (Facebook/Instagram), Bing , and other relevant platforms to drive qualified traffic and conversions for the affordable housing directory and related products.

Budget Management and Profitable Scaling : Oversee advertising budgets to ensure acquisition activities remain within allocated spend parameters. Identify opportunities to scale high‑performing campaigns efficiently while maintaining strong unit economics and overall profitability.

Campaign Optimization and Experimentation : Design and implement extensive A/B testing programs (including creatives, audiences, bidding strategies, ad copy, and landing experiences) to improve performance metrics and drive incremental gains.

Creation and Optimization of Acquisition Assets : Develop and refine opt‑in pages, value propositions, and front‑end funnels to maximize conversion rates from paid traffic. Ensure these assets align with target audience needs in the affordable housing space and support overall campaign goals.

Performance Analysis and Reporting : Monitor, analyze, and report on core KPIs (CPA, ROAS, revenue per customer, and related efficiency metrics). Provide regular insights, forecasts, and recommendations to the COO and leadership team to inform decision‑making.

Team Leadership and Execution : Lead and mentor any direct reports (media buyers, analysts, or specialists). Maintain hands‑on involvement in campaign management while building processes for scalable execution.

Platform and Vendor Management : Manage relationships with advertising platforms (Google, Meta, Bing, etc.) and stay current with updates, best practices, and opportunities in performance marketing.

Cross‑Functional Collaboration : Partner with content, product, sales, and operations teams to ensure acquisition efforts integrate effectively with directory features, advertiser solutions, and user experience improvements.

Strategic Growth Initiatives : Identify new acquisition opportunities, test emerging tactics or channels, and contribute to broader growth strategies that support the company’s mission in the affordable housing sector.

Qualifications
Experience : 5+ years of progressive experience in paid media and performance marketing, with a demonstrated track record advancing from media buyer roles into leadership. Hands‑on experience managing six‑figure (or larger) advertising budgets and successfully scaling campaigns while improving efficiency is required.

Technical Expertise :

Advanced proficiency in Google Ads, Meta Ads Manager, and Bing Ads.

Strong working knowledge of Google Analytics, conversion tracking, A/B testing tools, and reporting platforms.

Experience creating and optimizing opt‑in/landing pages, value propositions, and front‑end acquisition funnels.

Familiarity with data analysis tools (e.g., Excel/Google Sheets, Looker Studio, or similar); SQL or advanced analytics experience is a plus.

Performance Marketing Acumen : Proven ability to deliver strong results on CPA, ROAS, and revenue‑per‑customer metrics. Experience in competitive or regulated industries (real estate, housing, or directory/publishing preferred).

Leadership & Soft Skills : Demonstrated success leading or mentoring small teams. Excellent analytical, communication, and problem‑solving abilities. Ability to balance strategic planning with hands‑on tactical execution in a fast‑paced environment.

Education : Bachelor’s degree in Marketing, Business, Communications, Data Analytics, or a related field (equivalent professional experience will be considered).

Other Requirements : Based in or willing to work locally in Utah. Passion for affordable housing and the company’s mission is highly valued. Must maintain compliance with advertising platform policies and data privacy standards.

Scope and Authority
This role has significant autonomy in day‑to‑day campaign decisions and testing, with strategic direction and budget parameters set in collaboration with the COO. The Senior Media Buyer is expected to act as a proactive owner of customer acquisition results, balancing hands‑on data‑entry work with higher‑level strategy as the company grows.
