ten31 is focused on market-moving insider coverage of the most important and least understood industries. Its flagship publication is The Promote, a commercial real estate newsletter & podcast that readers have likened to Bloomberg’s “Money Stuff.” The Promote has built the most highly engaged audience in B2B media (our email open rate is in the high 60s), and is a must-read/listen for developers, brokers, hedge-fund managers, lenders, investors, traders, attorneys and allocators alike. It takes a playful, plugged-in approach to key topics that matter to insiders, keeping things fun while being unafraid of nuance and complexity.
The audience runs the gamut from top executives at institutional CRE firms (Blackstone, Brookfield, Hines, Newmark, CBRE, Starwood) to billionaire lone wolves, the world’s biggest allocators (Mubadala, CPP, Norges) and small and midsized independent GPs. Our current brand partners include Gibson Dunn, the global law firm with the country’s largest CRE practice, and Harvard University, as well as several top CRE professional services and capital-markets firms.
Our flagship products are The Promote newsletter, which goes out three times a week to ≈18K CRE professionals, and The Promote podcast, which now has over 15,000 monthly downloads, is a Top 80 pod on Apple in “Business and Investing” and has become the de-facto water cooler of the CRE capital markets. We also publish The Mortgage Scoop, a thrice-weekly must-read newsletter for housing and residential mortgage professionals.
The Role

The SAE must be a brand steward who understands the power of our high-value niche audiences and how to sell it. You’re coming into a limited sales infrastructure, so it’s up to you to create a scalable, repeatable process that delivers results. You will find the best collection of brand partners to bring in and look to keep growing those accounts. One-and-dones do not do anything for our business, nor for our partners: what we’re looking for is long-term relationships with those in the CRE and mortgage ecosystems.
Our content is edgy, provocative and beloved, and it’s the lifeblood of the entire operation. We’re looking for someone who understands the value of an editorial-first approach in a media business, and can build a compelling pitch on engagement and quality of audience, rather than on sponsors’ ability to influence our content. We have zero tolerance for pay-to-play.
What You’ve Done (Non-Negotiables)
- Demonstrated experience in media, advertising, or B2B sales, with a track record of meeting or exceeding revenue targets.
- Sold high-ticket ($30K+/yr) campaigns directly to company principals and CMOs.
- Personally closed and maintained a significant book of business in the B2B media or real estate space. Though a great candidate can eventually build out a team at ten31, this is a pure player role rather than a player/coach.
- Secured anchor sponsors for B2B events.
- Shown strong skills in client relationship management, consultative selling, and contract negotiation.
- Showcased excellent written and verbal communication skills, including the ability to present complex offerings clearly to industry professionals. (No AI slop, please :) )
- Familiarity with commercial real estate, financial services, or other professional services sectors is a big plus.
What You’ll Do
- Own the full sales cycle from prospecting to close to account management for multiple clients and projects simultaneously.
- Sell partnerships in our newsletters, podcasts, and videos.
- Secure anchor sponsors for The Promote’s events (live podcast tapings, executive dinners, fireside chats and more).
- Handle objections around value and fit. You need to genuinely feel excited about the brand and believe in what we put out, because our content can ruffle feathers, and it’s a crowded space.
- Build and manage a sales pipeline, prepare compelling proposals, and use CRM tools (e.g., HubSpot) to effectively track and report on sales targets, campaign performance, audience data, and market trends.
- Test new sales approaches and figure out what resonates.
- In partnership with the founder, conceive of and execute new marketing products (branded podcast segments, custom research placements, etc.).
