Position

COMMUNITY MANAGER

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; supervise staff performance through ongoing training and guidance.
  • On-site operations: manage daily office and maintenance staff schedules and assignments; address performance issues in collaboration with leadership and HR; ensure policy compliance.
  • Financial Management: achieve favorable net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting.
  • Strategic Leasing Management: develop yearly marketing plan, implement leasing strategies, ensure accurate reporting, and maintain resident acquisition and retention processes.
  • Resident relations: address complaints, concerns, and requests; develop and implement resident retention programs; show, lease, and move-in prospective residents.
  • Administrative & Maintenance Management: ensure accurate leasing reporting; lead emergency response on-site; monitor service requests and maintenance quality; conduct regular property inspections;
  • Resource planning: manage property resources, equipment, and supplies; coordinate bids and vendor communication; oversee repair and make-ready work to ensure timely completion.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; may require repetitive motions, extended periods of standing or sitting; may require overtime, weekends, and night hours (emergencies).
  • Occasionally ascend/descend ladders, stairs, and other structures; work in various environments, including tight spaces and outdoors in varying conditions; lift and move up to 25 lbs.; operate tools and motor vehicles as needed.

Licenses/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Salary

Salary Range: $28 per year to $30 per year
