Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, finance, administration & risk management.
  • Supervise on-site staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability considerations.
  • Personnel Management: screen, hire, train, coach, and develop on-site staff; maintain staff training and performance documentation; manage schedules and assignments; address performance issues; promote quality job performance.
  • Financial Management: achieve net operating income targets through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoice processing; ensure timely financial reporting.
  • Strategic Leasing Management: develop yearly marketing plans, implement effective leasing techniques, handle resident inquiries, and maintain accurate leasing reports and documentation; develop resident retention programs.
  • Administrative & Maintenance Management: ensure accurate and timely reporting; oversee emergency response and on-site safety; monitor service requests and maintenance quality; manage property appearance and make-ready work orders.
  • Coordinate resource planning: obtain vendor bids, manage procurements, and ensure timely repairs and improvements.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to use on-site software; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; sometimes work overtime, weekends, or night hours (emergencies).
  • Remain stationary, or move between worksites as needed; ability to move objects up to 25 lbs; ability to work in various environments including outdoor conditions and confined spaces.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Compensation

Salary Range: $65,000 per year to $70,000 per year
