Responsibilities
Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance management; schedule office and maintenance staff; address performance issues in coordination with leadership and HR; promote effective leadership and staff harmony; ensure policy compliance.
Financial Management: drive NOI through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely property closeouts and accurate financial reports.
Strategic Leasing Management: develop yearly marketing plans; oversee lease closure processes, follow-up, documentation, and reporting; address resident concerns and implement retention programs (e.g., resident events, promotions, communications).
Administrative & Maintenance Management: ensure accurate leasing reporting; lead emergency response on-site; monitor service request responsiveness; maintain property appearance and complete repairs in a timely manner; plan and manage property resources, including bids and contracts; supervise maintenance and rehabilitation activities to ensure quality and timeliness.
Education/Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly communicate with others; identify and respond to tasks; may work overtime, weekends, and night hours (emergencies).
Occasionally stand, sit, and move between worksites; perform tasks in various environments including confined spaces; lift and move up to 25 lbs.; operate equipment; work in extreme temperatures and outdoor conditions.
License/Equipment
Must have reliable transportation due to the emergency on-call requirement.
Salary Range : $25 per hour to $27 per hour
