Overview
Assistant Community Manager role at Asset Living. The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management: Post payments and income accurately; process and reconcile daily accounts receivable; monitor and follow up on bad debt; help the property meet budgeted revenues, expenses, and net operating income; post charges to resident and non-resident accounts; perform end-of-month closing and reporting; maintain organized records; audit resident files; walk units and post move-out charges and security deposit refunds.
- Personnel Management: Regular onsite attendance; screen, hire, train, coach, and develop onsite staff; train and supervise staff; ensure compliance with policies and procedures; promote effective leadership and staff performance; implement leasing techniques and ensure leases and reporting are up to date; implement marketing strategies; address resident complaints and requests; develop retention programs; show, lease, and move in prospective residents.
- Administrative Management: Maintain customer service quality; monitor maintenance service request turnaround; supervise business operations; manage resources and obtain bids from vendors and contractors.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- The role requires standing or sitting for extended periods, occasional lifting up to 25 lbs, and ability to work in various environments including outdoor conditions and emergencies.
Salary Range
Salary Range: $23 per hour to $25 per hour
