Role

Assistant Community Manager — The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of operations in the absence of the Community Manager and supervise staff to ensure compliance with company policies, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Financial Management
  • Post payments and income from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt, issue late notices, contact residents/guarantors, and file evictions as needed.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Handle end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
  • Promote harmonious teamwork and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management; ensure effectiveness in obtaining closures, follow-up, signing/documentation of leases, and up-to-date reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Show, lease, and move-in prospective residents; ensure leasing process is smooth.
  • Administrative Management
  • Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs; conduct regular property inspections.
  • Assist with supervision of business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically; obtain bids and manage vendor relationships.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years in housing, or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain stationary, or move between tasks; may need to climb ladders, stairs, and navigate various environments; able to lift and move objects up to 25 lbs; may work overtime, weekends, and night hours in emergencies; exposure to outdoor conditions and hazards.

Salary Range: $22.00 per hour to $26.00 per hour
