Position
Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the day-to-day operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. In the absence of the Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financials, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management
- Post all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
- Handle end-of-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff; ensure effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through leadership and support.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management; ensure effective leasing techniques and documentation; maintain reporting systems.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Administrative Management
- Provide excellent customer service; monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically; obtain bids and manage vendors.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move, communicate with others, and perform tasks that may require repetitive motion.
- Frequently move about to accomplish tasks or move between worksites.
- Occasionally ascend/descend ladders, stairs, and other structures; operate equipment; work in various environments and conditions; may require overtime, weekends, or night hours in emergencies.
Salary Range: $26 per hour to $26 per hour.
