Responsibilities

  • Essential Duties & Responsibilities (as listed):
  • Financial Management
    • Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
    • Process and reconcile daily accounts receivable.
    • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post charges to resident and non-current resident accounts; bill back utilities where applicable.
    • Perform end-of-month closing procedures and reporting.
    • Maintain accurate records and audit resident files for accuracy.
    • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop onsite staff; ensure effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
    • Promote harmony and quality job performance of staff through support and leadership.
    • Ensure staff compliance with Company policies and procedures.
    • Strategic leasing management; ensure effective leasing techniques and up-to-date reporting systems.
    • Implement marketing strategies in the annual marketing plan; address resident complaints and initiate retention programs.
    • Show, lease, and move in prospective residents.
  • Administrative Management
    • Maintain excellent customer service and monitor maintenance service request turnaround.
    • Maintain property appearance and ensure timely repairs; conduct regular property inspections.
    • Assist with supervision of all business operations related to property management.
    • Plan and utilize property resources, equipment, and supplies economically (bidding, vendor management, etc.).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position or move about the property; able to operate in various environments and lift up to 25 lbs as needed; may work overtime, weekends, or night hours for emergencies.

Salary

Salary Range: $15 per hour to $17 per hour
