Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily all accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality performance through support and effective leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic leasing management; ensure leasing techniques are effective in obtaining closures, follow-up procedures, signing/documentation of leases, and reporting systems.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Show, lease, and move in prospective residents.

Administrative Management

  • Manage customer service and monitor service request turnaround and maintenance staff responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, work with vendors, contractors, and manage service levels).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions; may require lifting up to 25 lbs and working in various environments with potential hazards.
  • Frequent movement around the property; occasional climbing of ladders or stairs; ability to work in confined spaces and in various weather conditions.

Salary Range: $21 per hour to $24 per hour
