ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management
- Postings and income processing for all applicants, current residents, and non-current residents accurately and timely
- Process and reconcile daily accounts receivable
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions
- Aim to meet budgeted revenues, expenses, and Net Operating Income
- Post charges to resident accounts and bill back utilities where applicable
- Perform end-of-month closing procedures and reporting
- Maintain accurate records and audit resident files for accuracy
- Walk units, post move-out charges, statements, and security deposit refunds
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop onsite staff per company directives
- Ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks
- Promote harmony and quality job performance; ensure compliance with company policies
- Strategic leasing management; ensure effective leasing techniques and up-to-date reporting
- Implement marketing strategies and systems per the annual marketing plan
- Address resident concerns to ensure satisfaction and develop retention programs
- Show, lease, and move-in prospective residents
- Administrative Management
- Maintain excellent customer service and responsive maintenance service requests
- Maintain property appearance and ensure timely repairs; conduct regular inspections
- Assist supervision of business functions related to operations
- Plan and utilize property resources, equipment, and supplies economically (bids, pricing, vendor management)
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in housing, or one to two years related experience and/or training, or equivalent combination
- Ability to understand and perform onsite software functions; basic computer skills
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly required to remain stationary or move about; communicate with others; may require lifting up to 25 lbs; work in various environments
- Occasionally required to ascend/descend ladders or stairs; operate machinery or vehicles; work overtime, weekends, or night hours as needed
At Asset Living, compensation decisions consider factors such as skill set, background, certifications, and relevant experience. Full-time employees receive paid sick days and company holidays.
Salary Range: $19 per hour to $21 per hour
