Community Manager – Responsibilities

  • Oversee all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
  • Manage all on-site activities and ensure smooth property operations.
  • Coordinate and implement staff scheduling, assignments, and performance monitoring.
  • Address performance issues, document and communicate with supervision and HR, and terminate when necessary.
  • Promote teamwork and maintain high levels of staff performance through effective leadership and training.
  • Ensure compliance with company policies and procedures.
  • Develop and execute annual operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely reporting and coding of vendor invoices.
  • Develop yearly marketing plans and marketing strategies; implement leasing strategies to achieve occupancy goals; manage resident relations and satisfaction; develop retention programs.
  • Show, lease, and move in prospective residents; ensure accuracy of leasing and reporting systems.
  • Maintain administrative and leasing reporting with timely submissions; lead emergency response for the property; manage service requests and ensure timely repairs; conduct regular property inspections.
  • Plan and utilize property resources efficiently, including obtaining bids and coordinating with vendors and contractors for make-ready and maintenance work.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; ability to work overtime, weekends, and night hours in emergencies.
  • Occasionally stand or sit for prolonged periods; move about to accomplish tasks and travel between worksites.
  • Be able to ascend/descend ladders and stairs; operate in various environments; lift and move objects up to 25 lbs; work with hazardous chemicals when required.

License/Equipment

  • Must have reliable transportation due to on-call emergency requirements.

Salary Range

$55,000 per year to $60,000 per year
