Position
ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property\'s cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financials, administration, and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management: Post payments and income from applicants, current residents, and non-current residents; process and reconcile daily accounts receivable; monitor and follow up on bad debt; assist in achieving budgeted revenues, expenses, and Net Operating Income; post charges to accounts and bill back utilities where applicable; perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files; walk units and post move-out charges and security deposits.
- Personnel Management: Regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure ongoing staff training and guidance; promote teamwork and quality performance; ensure policy compliance.
- Leasing & Operations: Implement leasing techniques, marketing plans, and resident retention programs; show and lease units; address resident complaints and requests; ensure documentation and reporting are accurate.
- Administrative Management: Manage customer service and maintenance responsiveness; oversee property appearance and timely repairs; supervise business functions related to operations; plan and manage resources, equipment, and vendor relationships.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- The role requires standing or sitting for prolonged periods, communication with others, and occasional lifting of up to 25 lbs. The job may involve moving between sites and working in various environments, including outdoor conditions and emergencies.

Salary Range: $23 per hour to $25 per hour
