Position

Community Manager – The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial administration, and risk management. The on-site leader supervises property staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, train, coach, and develop on-site staff; conduct ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Maintain regular/daily onsite attendance; complete weekly/daily office and maintenance staff schedules and assignments.
  • Address performance problems, document findings, communicate with direct supervisor and HR, and terminate appropriately when necessary.
  • Promote harmony and quality job performance; ensure staff compliance with company policies and procedures.
  • Financial Management – strive to maximize net operating income through cost control and revenue/leasing improvements; develop operating budgets/forecasts; monitor deposits, rent collections, and charges; reconcile vendor invoices; ensure timely financial reporting.
  • Strategic Leasing Management – develop yearly marketing plans, implement leasing strategies, ensure lease signing and documentation are accurate and up to date, and maintain reporting systems.
  • Resident Relations – address resident complaints and requests to ensure satisfaction; develop and implement retention programs (e.g., resident events, promotions, newsletters).
  • Administrative & Maintenance Management – ensure leasing reporting is accurate and timely; oversee emergency response and minimize liability; monitor maintenance service requests and ensure timely repairs and property appearance; conduct regular property inspections and make-ready checks.
  • Resource Management – manage budgeting for resources, equipment, and supplies; obtain bids, evaluate service quality, and oversee construction/rehabilitation activities to ensure quality and expediency.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to operate on-site software and basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stand, use hands, reach with arms, talk or hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; may lift up to 25 pounds.

License/Equipment

  • Must have reliable transportation due to the on-call requirement.

Salary Range

$55,000.00 per year to $75,000.00 per year
