Position
Community Manager
The Community Manager is responsible for overseeing the operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise property staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management: supervise on-site staff; screen, hire, train, coach, and develop team; ensure ongoing training and compliance with Asset training benchmarks.
- Administrative: complete weekly/daily office and maintenance staff schedules; document performance issues and coordinate with direct supervisor and HR; address and resolve problems; terminate when necessary.
- Staff development: promote harmony and quality job performance through leadership and guidance; ensure policy compliance.
- Financial Management: achieve NOI through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges for timely submission; monitor vendor invoices; ensure accurate property closeout and ownership financial reports.
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing systems; ensure effective leasing techniques, follow-up, documentation, and reporting accuracy.
- Resident relations: address complaints and requests to ensure satisfaction; develop and implement resident retention programs; show, lease, and move-in prospective residents.
- Administrative & Maintenance Management: ensure accurate and timely reporting; head emergency response for the property; monitor service request turnaround and maintenance responsiveness; maintain property appearance and timely repairs; manage resources, bids, and vendor relations; oversee on-site construction and rehabilitation activities to ensure quality.
- Operations leadership includes directing maintenance, ensuring make-readies, and supervising day-to-day property operations.
Education/Experience
- High School Diploma or equivalent; Bachelor\'s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; may require repetitive motions; ability to work overtime, weekends, and night hours ( emergencies ).
- Occasionally required to stand, walk, or sit for prolonged periods; move between worksites.
- Occasionally required to ascend/descend ladders, stairs, and other access points; capable of lifting and moving objects up to 25 lbs; work in various environments, including outdoor conditions and confined spaces; exposure to chemicals may occur.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.
Salary Range: $70,000 per year to $85,000 per year
