Position
Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing personnel, leasing, maintenance, financial administration, and risk management. On-site leadership ensures compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Improve net operating income through cost control and revenue/leasing strategies; identify trends and recommend actions
- Develop yearly operating budgets/forecasts
- Monitor timely deposits, rent collections, and charges; ensure timely submission
- Monitor, reconcile, and code vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and implement marketing strategies and systems
- Ensure effective leasing techniques, follow-up procedures, lease signings, and accurate reporting
- Respond to resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure accurate, complete, and timely administrative and leasing reporting
- Lead emergency response for the property and minimize liability
- Provide excellent customer service and monitor maintenance service request turnaround
- Maintain property appearance; conduct regular inspections and tours to ensure timely repairs
- Plan and utilize resources, equipment, and supplies cost-effectively
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expeditious work
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ housing industry experience; or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may involve repetitive motions; ability to work overtime, weekends, and nights as emergencies arise
- Occasionally stand, sit, and move between worksites; climb ladders or stairs as needed
- Lift or move objects up to 25 lbs; work in various environments and temperatures; outdoor exposure risk
Licenses and Equipment
- Must have reliable transportation due to emergency on-call requirement
Compensation & Benefits
Salary Range: $21.00 per hour to $25.00 per hour
