Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial management, administration, and risk management. As on-site leader, you will supervise property staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent company directives
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues, document, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management: achieve net operating income targets through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management: develop yearly marketing plan and implement marketing strategies and systems
- Apply effective leasing techniques to achieve closures; ensure documentation and reporting are current
- Handle resident concerns to maintain resident satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management: ensure accurate leasing reporting and timely submissions
- Lead emergency team responses and minimize liability per company guidelines
- Maintain property appearance and ensure timely repairs with regular inspections
- Plan and utilize property resources, obtain bids, and manage vendor relationships
- Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred; or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others and manage tasks; may require overtime, weekends, and night hours (emergencies)
- Regularly stand, sit, and move; move between worksites as needed
- Occasionally ascend/descend ladders, stairs, and navigate various environments; lift up to 25 lbs; operate equipment and vehicles; work in various temperatures and outdoor conditions
License/Equipment
- Must have reliable transportation due to on-call requirements
Salary Range: $70,720 per year to $73,000 per year
