Responsibilities
- Oversee the community in an efficient and profitable manner by fostering an environment of satisfaction and well-being for residents and associates, aligned with company and community owner goals.
- Possess a high degree of professionalism and positive engagement with residents and the workforce.
- Aptitude for connecting—create a sense of community and the drive to create a positive experience for all residents and staff, including vendor partners and regulatory/social services partnerships.
- Adopt a collaborative approach to create favorable circumstances that foster success and effectiveness for the organization and communities.
- Demonstrate an authentic attitude in addressing resident and staff concerns and access resources across the organization to resolve issues.
- Maintain a positive and professional approach, actively listening and ensuring residents and staff feel seen, heard, and valued.
Qualifications
- 5-7 years of experience in the property management industry
- 2+ years of experience as a community/property manager
- Demonstrated ability to diffuse and respond to resident concerns, avoiding escalation
- Proven effective and efficient leadership experience
- Knowledge of LIHTC and Tax Credit qualifications
- Strong interpersonal, verbal, and written communication skills
- Capacity to interact effectively with senior executives
- Ability to work well under time and other constraints
- Professional presentation and appearance
- Familiarity with Microsoft Office (Word, Excel, PowerPoint), internet, and email
Key Accountabilities
- Resident Relations + Customer Service: Ensure a positive experience for the entire resident life-cycle—from move-in to move-out.
- Implement a system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaints.
- Advocate for residents by effectively communicating concerns to senior leadership.
- Serve as a resource center for residents on all aspects affecting community living.
- Responsible for resident events and retention programs
- Refer residents to appropriate services and agencies offering assistance
- Maintain secure, confidential files for each resident
- Fiduciary responsibilities: understand the current financial health of the community by reviewing the budget regularly
- Produce financial growth through marketing and leasing, and other revenue opportunities
- Manage budgets, rent rolls, projections, and occupancy goals
- Implement a system to achieve 0% rent delinquency
- Prepare monthly financial reports and, with Regional Manager, the Property Annual Operating Budget
- Prepare and submit subsidy vouchers when applicable
- Oversee large capital projects and coordinate between departments when applicable
Staff Leadership
- Set and communicate immediate and long-term goals; challenge team members to reach higher performance
- Coordinate on-site operations, vendor relationships, and rent collections to ensure smooth property operations
- Provide regular feedback, training, and development to promote high-performing teams
- Foster collaboration, trust, and inclusivity; maintain effective communication with residents, community, agencies, owners, and team members
- Assess employee performance through feedback and reviews; recognize good performance and address underperformance
- Address team concerns, maintenance issues, resident problems, security breaches, and emergencies
- Schedule personnel to maximize operational efficiency
- Maintain exemplary curb appeal and adherence to property management rules and guidelines
- Ensure compliance with policies, Fair Housing, ADA, and relevant laws; meet eligibility requirements set by authorities
- Follow proper procedures as detailed in handbooks and respond to housing violations and liability concerns
- Seek guidance from the Regional Manager within specified parameters
Physical Demands & Working Conditions
- Essential staff with expected safety and business protocol compliance
- Frequent sitting and walking; travel within region and to other offices/events
- Repetitive computer, keyboard, and phone use
- Reading, writing, calculations, and verbal communication
- May work on uneven surfaces; potential for elevation; occasional squatting, bending, twisting, pushing, and pulling
