Responsibilities
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: aim to maximize net operating income through cost control and revenue/leasing improvements; develop budgets/forecasts; monitor deposits, rent collections, and charges; monitor vendor invoices; ensure timely property closeout and accurate financial reports
- Strategic Leasing Management: develop yearly marketing plan, implement leasing strategies, ensure lease signing/documentation, and maintain reporting accuracy
- Resident relations: address resident complaints and requests, implement retention programs, show/lease/move-in prospective residents
- Administrative & Maintenance Management: ensure accurate reporting, lead emergency responses, monitor service request turnaround, maintain property appearance, and manage resources and supplier bids
Qualifications
Education/experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regular communication with others; ability to work overtime, weekends, and night hours (emergencies)
- Frequent standing or sitting for prolonged periods; move between worksites
- Ability to ascend/descend ladders, stairs, and operate equipment; lift/carry up to 25 lbs; work in various environments and temperatures
License/equipment
- Must have reliable transportation due to on-call requirement
Salary Range: $85,000 per year to $90,000 per year.
