Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions filings.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
  • Complete end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
  • Promote harmony and quality performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management; ensure effective leasing techniques, follow-up, lease signing, documentation, and reporting are up to date.
  • Implement marketing strategies and systems per the annual marketing plan.
  • Address resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.

Administrative Management

  • Maintain excellent customer service and monitor maintenance service request turnaround.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist with supervision of all business operations related to property management.
  • Plan and utilize property resources, equipment, and supplies economically (bids/pricing from vendors, contractors, etc.).

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or two years in housing, or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly remain in a stationary position; capable of standing or sitting for prolonged periods and communicating with others.
  • Move about to accomplish tasks; climb ladders/stairs and operate in various environments; lift up to 25 lbs; work overtime or on weekends as needed for emergencies.

Full-time employees receive paid sick days and company holidays.

Salary Range: $22 per hour to $26 per hour
