Position

ASSISTANT COMMUNITY MANAGER

The Assistant Community Manager oversees, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize cash flow and financial position, and you will manage all phases of operations in the absence of the Community Manager. As an onsite leader, you will supervise property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post payments and income from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management and effective leasing techniques, follow-up, signing/documentation, and reporting systems.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly communications).
  • Show, lease, and move-in prospective residents.

Administrative Management

  • Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs with regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, address service issues).

Education/Experience

  • High School Diploma or equivalent; bachelor\'s degree preferred, or two years of housing industry experience; or equivalent combination of education and experience.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stationary with some standing or sitting; ability to communicate, inspect, and perform tasks as described; occasional movement to different worksites.
  • Occasional use of ladders, stairs, and equipment; ability to lift/move up to 25 lbs; ability to work overtime, weekends, and night hours as needed for emergencies.

Salary Range

$19 per hour to $21 per hour
