Assistant Community Manager – Responsibilities

The Assistant Community Manager is responsible, under the supervision of the Community Manager, for overseeing the everyday operations and financial functions of the housing community. Responsibilities include supporting delinquency and rent collection to optimize cash flow and financial position; managing all phases of operations including personnel, leasing, maintenance, financial administration, and risk management in the Community Manager’s absence; supervising property staff to ensure compliance with company policies, safety standards, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income accurately and timely from applicants, current residents, and non-current residents.
  • Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident/guarantor contact, and evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income (NOI).
  • Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
  • Perform end-of-month closing procedures and reporting; maintain organized records; audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Maintain regular/daily onsite presence as required.
  • Hire, train, coach, and develop onsite staff; ensure ongoing training and compliance with Asset training benchmarks.
  • Lead with effective leadership to promote harmony and high performance; ensure policy compliance and consistency.
  • Support strategic leasing management and ensure effective leasing techniques, follow-up, and documentation.
  • Implement marketing strategies and respond to resident concerns to ensure satisfaction.
  • Develop and implement resident retention programs and show/lease/move-in prospective residents.

Administrative Management

  • Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
  • Assist with supervision of operations and manage resources, equipment, and supplier relationships, including bidding and contractor coordination.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years of housing industry experience, or an equivalent combination of education and experience.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly remain in a stationary position; may require standing, walking, or sitting for extended periods; able to communicate effectively and perform repetitive motions.
  • Occasionally move about the property, ascend/descend ladders, stairs, and navigate various environments; able to lift up to 25 lbs and operate related equipment.
  • May work overtime, weekends, and emergencies; work in various weather conditions and environments; exposure to chemicals may occur.

Salary Range: $25 per hour to $27 per hour
