Assistant Community Manager
The Assistant Community Manager oversees daily operations and financial functions under the Community Manager. This role plays a vital part in rent collection, financial optimization, and staff supervision. As an onsite leader, it ensures compliance with company policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Post all payments and income accurately and timely.
- Process and reconcile daily account receivables.
- Follow up on bad debt, prepare late notices, and file evictions.
- Help the property meet budgeted revenues, expenses, and NOI.
- Post resident charges, including utility bill back.
- Complete end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff.
- Provide ongoing training, coaching, and counseling.
- Promote harmonious job performance and effective leadership.
- Ensure staff compliance with company policies.
- Apply effective leasing techniques and follow‑up procedures.
- Implement marketing strategies per annual plan.
- Address resident complaints and enhance satisfaction.
- Develop retention programs and show, lease, and move‑in prospective residents.
Administrative Management
- Deliver excellent customer service and monitor service request turnaround.
- Maintain property appearance; ensure timely repairs via inspections.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in housing industry; one to two years related experience and/or training; or equivalent combination.
- Basic computer skills; ability to perform onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods; repeat motions of wrists, hands, and fingers; assess accuracy and thoroughness.
- Frequently move about to accomplish tasks or move from one worksite to another.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools; move self into different positions; lift and place objects up to 25 lbs; operate machinery or power tools; work overtime and in various environments.
Salary Range
Salary Range: $22 per hour to $27 per hour.
