Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Financial Management: Post all payments and income accurately and timely; reconcile daily accounts receivable; monitor bad debt and prepare late notices; help the property meet budget‑ed revenues, expenses, and NOI; post resident charges and bill back utilities; execute end‑of‑month closing procedures and reporting; maintain accurate records and audit resident files; walk units and post move‑out charges, statements, and security deposit refunds.
  • Personnel Management: Daily onsite attendance required; screen, hire, train, coach, and develop onsite staff; provide ongoing training, coaching, counseling, and guidance to ensure staff performance; promote harmony and quality job performance; enforce compliance with company policies and procedures.
  • Strategic Leasing Management: Effectively show, lease, and move in prospective residents; obtain lease closure and follow‑up; document leasing; implement marketing strategies & annual marketing plan; deal with resident complaints and requests; develop resident retention programs.
  • Administrative Management: Manage customer service and maintenance turnaround; maintain property appearance and complete repairs; supervise all business functions related to operations; plan and utilize property resources, equipment, and supplies economically.

Education / Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Basic computer skills required; ability to understand and perform all onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, repeat motions of wrists, hands and fingers; assess accuracy, neatness, thoroughness of work.
  • Frequently required to move about to accomplish tasks or move from one worksite to another.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools and the like; work in tight and confined spaces, overhead positions; lift objects up to 25 lbs; work in outdoor environments; exposed to hazardous chemicals.

Salary Range

$22 per hour to $25 per hour
