Assistant Community Manager
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. This role plays a vital part in rent delinquency, collection, and optimizing the property’s cash flow and financial position. The Assistant Community Manager manages all phases of operations—including personnel, leasing, maintenance, financial, administration and risk management—in the absence of the Community Manager. As an onsite leader, the Assistant Community Manager supervises all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety, fair housing guidelines and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income accurately, timely and efficiently.
- Process and reconcile daily account receivables.
- Follow up on bad debt and prepare late notices, resident and guarantor communication, and file evictions.
- Help the property meet budgeted revenues, expenses and Net Operating Income.
- Post all charges to resident accounts and bill back utilities when applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post all move‑out charges, statements and security deposit refunds.
Personnel Management
- Ensure regular onsite attendance.
- Screen, hire, train, coach, and develop onsite staff in accordance with company directives.
- Provide ongoing training, coaching and guidance to ensure staff effectiveness.
- Promote harmony and quality job performance through leadership support.
- Ensure staff compliance with company policies and procedures.
- Oversee leasing management, including lease closure, follow‑ups, documentation, and reporting.
- Implement marketing strategies and resident retention programs.
- Deal with resident complaints and requests to ensure satisfaction.
- Show, lease and move in prospective residents.
Administrative Management
- Manage customer service and monitor response times to maintenance requests.
- Maintain property appearance and coordinate timely repairs.
- Assist in supervising all operational business functions.
- Plan and utilize property resources and equipment economically.
Education / Experience
- High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; equivalent combination of education and experience acceptable.
- Basic computer skills and familiarity with onsite software functions required.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods, repeat motions of wrists, hands or fingers, and maintaining accuracy and thoroughness of work.
- Frequently move between work sites or workstations.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools and work in confined spaces, overhead positions, or the like, lift objects up to 25 lbs. and operate machinery or power tools.
Compensation
Salary Range: $22.50 per hour to $23.00 per hour
Full‑time employees receive a comprehensive benefits package including medical, dental, vision, life, accidental and disability insurance, 401K with employer matching and performance bonuses. Paid sick days and company holidays are also provided.
