Job Overview
The Assistant Community Manager works under the supervision of the Community Manager to oversee everyday operations, financial management, leasing, maintenance, and staff supervision. Key responsibilities include delinquency and rent collection to optimize the property’s cash flow and financial position.
Essential Duties & Responsibilities
- Financial Management:
- Post all payments and income accurately and timely.
- Process and reconcile daily account receivables.
- Follow up on bad debt and prepare late notices, file evictions.
- Help the property meet budgeted revenues, expenses, and NOI.
- Post all charges to resident accounts; bill back utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records; audit resident files.
- Walk units, post move‑out charges, statements, and security deposit refunds.
- Personnel Management:
- Regular onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff.
- Provide ongoing training, coaching, counseling.
- Promote harmony and quality performance.
- Ensure staff compliance with company policies.
- Drive leasing techniques, closing procedures, and reporting accuracy.
- Implement marketing strategies aligned with the annual plan.
- Handle resident complaints to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Administrative Management:
- Monitor maintenance service requests and response times.
- Maintain property appearance and ensure repairs are completed.
- Supervise all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
Education & Experience
- High school diploma or equivalent; bachelor’s degree preferred or 2+ years of housing industry experience, or equivalent combination.
- Basic computer skills required.
- Must have knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods; repetitive motions of wrists, hands, fingers; need neatness and thoroughness.
- Move between work sites; ascend/descend ladders, stairs, scaffolds, ramps, step stools.
- Operate machinery, power tools, or motor vehicles (e.g., golf carts).
- Work in various environments including confined spaces, overhead, and extreme temperatures.
- Be able to work overtime, weekends, and nights for emergencies.
Compensation & Benefits
Salary Range: $28 to $30 per hour.
