Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, the Community Manager supervises all aspects of the property and staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – Use consistent techniques to screen, hire, train, coach, and develop on‑site staff; complete weekly/daily staff schedules and assignments; promote harmony and quality job performance of staff.
  • Financial Management – Achieve the highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor rent collections, vendor invoices, and property closeout; ensure accurate financial reports.
  • Strategic Leasing Management – Develop yearly marketing plans; obtain effective leasing techniques; handle resident complaints, retention programs, and prospect move‑in procedures.
  • Administrative & Maintenance Management – Ensure accurate reporting; head emergency team; manage customer service and maintenance turnaround; maintain property appearance; plan resource utilization; direct maintenance and construction activities.

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; repeat motions with wrists, hands, and fingers; ability to work overtime, weekends, and night hours (emergencies).
  • Frequently required to remain stationary, stand or sit for prolonged periods, move between work sites.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, operate machinery or power tools, work in small and/or enclosed spaces, traverse terrain, and be exposed to hazardous chemicals.

License / Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range

$65,000 per year to $65,000 per year
