Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – Regular onsite attendance required; screen, hire, train, coach, and develop on-site staff; train, coach, counseling, and guidance in compliance with Asset training benchmarks; create weekly/daily schedules and assignments; handle performance issues and document appropriately; promote harmony and quality job performance through leadership.
  • Financial Management – Achieve highest net operating income through cost control and revenue improvement; develop annual operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure accurate property closeout and financial reports.
  • Strategic Leasing Management – Develop marketing plan; use effective leasing techniques; handle resident complaints; implement retention programs; show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – Ensure accurate leasing reporting; lead emergency response team; manage customer service and maintenance turnaround; maintain property appearance; plan resource use; oversee maintenance, construction, and rehabilitation activities.

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and understanding of on-site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repeated motions, assessment duties, overtime, weekends, and night hours.
  • Standing, sitting, moving, ascending ladders, maintaining safety in confined spaces, lifting up to 25 lbs., and operating equipment.

License / Equipment

  • Reliable transportation required for emergency on-call duties.

Salary Range : $65 per year to $68 per year
