Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role plays a vital part in rent delinquency collection, optimizing cash flow, and managing all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Follow up on bad debt and prepare late notices, eviction filings, and resident contact.
  • Support the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill back utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units, post move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Attend on site daily and adhere to company attendance policies.
  • Screen, hire, train, coach, and develop onsite staff.
  • Ensure ongoing training, coaching, and counseling in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Leasing: ensure effective techniques for leasing, signing, and reporting.
  • Implement marketing strategies and annual marketing plan.
  • Handle resident complaints and requests for satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround.
  • Maintain property appearance, schedule repairs, and conduct regular inspections.
  • Assist supervision of all business functions related to operations.
  • Plan and use property resources, equipment, and supplies economically.

Education and Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred.
  • Two years related experience in the housing industry or equivalent combination of education and experience.
  • Basic computer skills and knowledge of onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position, stand or sit for prolonged periods, and communicate frequently.
  • Occasionally required to move around, ascend/descend ladders, stairs, or other elevated surfaces.
  • May work in confined spaces, outdoor environments, and at night or on weekends for emergencies.

Salary Range

$23 per hour to $24 per hour
