Position
Community Manager — The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financials, administration, and risk management. You will supervise property operations and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management: recruit, train, coach, and develop on-site staff; ensure effective staff performance through ongoing training and guidance.
- Administrative duties: complete weekly/daily office and maintenance staff schedules and assignments; maintain accurate reporting.
- Compliance and risk: ensure adherence to company policies, safety, fair housing guidelines, and liability controls.
- Performance management: address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary.
- Financial Management: work to maximize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; reconcile and code vendor invoices; ensure timely financial close and accurate reports.
- Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, and ensure leases are properly signed, documented, and tracked; manage resident complaints and retention programs.
- Resident relations: address resident concerns, implement retention initiatives (resident events, promotions, monthly newsletter), and ensure high resident satisfaction.
- Administrative & Maintenance: ensure timely reporting, manage emergency response with staff and residents, monitor service request turnaround, and conduct regular property inspections to maintain appearance and safety.
- Resource planning: manage property resources, equipment, and supplies, obtain bids, and coordinate with vendors and contractors.
- Maintenance leadership: direct maintenance, construction, and rehabilitation activities to ensure quality and timely completion of make-readies and work orders.
Qualifications
- Education/Experience: High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Technology: ability to understand and perform all on-site software functions; basic computer skills required.
- Knowledge: basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; may involve standing, sitting, or traversing to perform tasks; overtime, weekends, and night hours may be required for emergencies.
- Physical work includes standing, walking, lifting up to 25 lbs, and operating machinery or vehicles as needed; work may occur in various environments and temperatures.
License/Equipment
- Must have reliable transportation due to the on-call emergency requirement.
Compensation & Benefits
Salary Range: $72,800 per year to $72,800 per year. This role is part of Asset Living’s total rewards package, which includes benefits (medical, dental, vision, life, disability), 401K with employer matching, commissions and performance bonuses where applicable, and paid sick days and company holidays for full-time employees.
