Position Summary The Community Manager reports to the Regional Manager and is responsible for maintaining the physical asset and maximizing financial returns in line with owner objectives. The role includes full responsibility for day‑to‑day operations, staff supervision, financial management, resident relations, and compliance with affordable housing regulations.
Hire, train, and empower staff to achieve community goals.
Ensure on‑site personnel adhere to Columbia Residential’s safety program.
Address resident, vendor, and associate needs with high‑quality customer service.
Inspect vacated units to determine needed repairs; re‑inspect after maintenance.
Assist in preparing the annual budget to maximize income and control expenditures.
Supervise daily community operations, including marketing, inspections, and capital improvements.
Perform administrative duties such as report preparation, form processing, and inventory management.
Prepare and present resident and associate information accurately and timely.
Manage critical incidents, resident/employees incidents, and community emergencies.
Oversee all cash management functions, including accounts receivable/payable and cash receipts.
Maintain accurate tangible asset inventory and analyze budget variances.
Ensure ongoing compliance with affordable housing requirements and annual audits.
Position Qualifications
Education:
High School Graduate or GED; Associate’s degree or equivalent preferred.
Experience:
Minimum two years of related experience; property management software; knowledge of LIHTC, LURA, LURC.
For Public Housing Portfolio: Must acquire/possess Certified Manager of Housing and Certified Manager of Occupancy certifications within 12 months of employment.
Completion of in‑house training within first 90 days.
