Assistant Community Manager

The Assistant Community Manager oversees the everyday operations and financial functions of a housing community under the supervision of the Community Manager. The role involves delinquency and rent collection, personnel management, leasing, maintenance, financial administration, and risk management, ensuring compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Post all payments and income from applicants, residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparing late notices, contacting residents and guarantors, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utility bill‑backs where applicable.
  • Complete end‑of‑month closing procedures and reporting.
  • Maintain accurate, organized records and audit resident files.
  • Walk units and post move‑out charges, statements, and security deposit refunds.
  • Attend regularly onsite as required.
  • Screen, hire, train, coach, and develop onsite staff according to company directives.
  • Ensure staff effectiveness through ongoing training and guidance.
  • Promote harmony and quality job performance through support and leadership.
  • Ensure staff compliance with company policies and procedures.
  • Implement leasing techniques, closing processes, and documentation.
  • Apply marketing strategies aligned with the annual marketing plan.
  • Respond to resident complaints, concerns, and requests to ensure satisfaction.
  • Implement resident retention programs such as events, promotions, and newsletters.
  • Show, lease, and move in prospective residents.
  • Monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist in supervising all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically.

Education / Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
  • Basic computer skills required. Ability to use all onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular requirement to remain standing or sitting for prolonged periods, communicate with others, and perform repetitive motions.
  • Frequent movement around the work area and between work sites.
  • Occasional ascending/descending of ladders, stairs, scaffolding, ramps, step stools, and other equipment; lifting and moving objects up to 25 lbs; operating machinery or power tools; operating motor vehicles or golf carts; working overtime, weekends, nights, emergencies, and in various environmental conditions.

Salary Range: $22 per hour to $27 per hour

Additional compensation may be based on experience, qualifications, and performance. Full‑time employees receive paid sick days and company holidays.
