Essential Duties & Responsibilities
Financial Management
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions as needed.
- Help the property meet budgeted revenues, expenses, and net operating income.
- Post all charges to resident accounts, including utility billbacks where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units to post move‑out charges, statements, and security deposit refunds.
Personnel Management
- Maintain regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote staff harmony and quality performance through support and effective leadership.
- Enforce staff compliance with company policies and procedures.
- Manage leasing operations, ensuring effective techniques, documentation, and reporting.
- Implement marketing strategies from the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs, such as functions, promotions, and newsletters.
- Effectively show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor service‑request turnaround by maintenance staff.
- Maintain property appearance and ensure repairs are completed promptly through regular inspections.
- Assist with oversight of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically, including vendor pricing and bidding.
Education and Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or two years in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicating with others, and repeating wrist, hand, or finger motions. Must assess accuracy, neatness, and thoroughness of work.
- Frequently required to move between work sites.
- Occasionally required to climb ladders, stairs, scaffolding, or move objects up to 25 lbs. Includes operating machinery, power tools, motor vehicles, and golf carts. Must work overtime, weekends, night hours, and in various environmental conditions.
Compensation and Benefits
At Asset Living, compensation considers skill set, background, training, certifications, and relevant experience. Salary Range: $17 per hour to $21 per hour
