What You’ll Do

  • Foster meaningful relationships with members while supporting cooperative governance.
  • Oversee daily operations, building services, and vendor relationships.
  • Ensure compliance with fair housing, safety, and property policies.
  • Provide support to the membership and Board of Directors.
  • Oversee and actively maintain financial oversight of the Cooperative A/P, A/R, FY Budget, and reports.

Responsibilities

  • Foster positive member relations by providing equal customer service and actively communicating with members.
  • Engage in conversation and education with membership, teaching our process for maintenance requests, co‑op amenity reservations, inspections, and other services.
  • Ensure impeccable curb appeal and interior cleanliness.
  • Participate in member activities while balancing staff duties.
  • Use systems‑based software to track and manage tasks and duties.
  • Execute purchase and sales agreements, occupancy agreements, and other member forms.
  • Oversee and organize reservation requests for guest rooms and common areas.
  • Enforce Board of Directors policies and resolutions.
  • Maintain key control, accurate records, and enforce cooperative policies.
  • Encourage waiting‑list recruitment through tours, calls, and open houses.
  • Oversee the resale process for share transfers, adhering to policy and timelines.
  • Adhere to and enforce AAPG management policies with staff.
  • Supervise site staff per AAPG requirements and direct contractors/vendors according to cooperative contracts.
  • Coordinate with staff to maintain appropriate supplies inventory.
  • Engage in staff development and encourage participation in incentive programs.
  • Oversee financial oversight for the cooperative; learn the FY budget, monitor A/R and A/P, and utilize AppFolio.
  • Maintain site records in accordance with required record‑keeping regulations (member files, financial records, share‑transfer data, inspection records, meeting minutes).
  • Align with AAPG internal controls and conduct mock community inspections.
  • Prepare for HUD REAC inspections and attend Board workshops and meetings as a representative of the management company.
  • Operate office equipment and manage mailings and documents.
  • Collect cooperative mailings, prepare and issue memos/notes, letters, documents; receive and distribute packages.
  • Complete special projects assigned by Direct Supervisor or AAPG.
  • Participate in regular staff development/training opportunities.
  • Perform other duties as assigned by AAPG.
