Responsibilities

Financial Management

Post all payments and income from applicants, residents, and non‑current residents accurately and efficiently.

Process and reconcile daily account receivables.

Monitor and follow up on bad debt, including preparing late notices and filing evictions.

Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.

Perform end‑of‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files for accuracy.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Attend on‑site daily; use company directives to screen, hire, train, coach, and develop staff.

Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.

Promote harmony and quality job performance through support and leadership.

Ensure staff compliance with company policies and procedures.

Leasing Management: ensure effective techniques for closing, follow‑ups, lease documentation, and reporting.

Implement marketing strategies based on the annual marketing plan.

Handle resident complaints, concerns, and requests to maintain satisfaction.

Develop and implement resident retention programs such as functions, promotions, newsletters.

Show, lease, and move in prospective residents.

Administrative Management

Manage customer service and monitor service request turnaround and maintenance staff responsiveness.

Maintain property appearance and ensure repairs are completed promptly through regular inspections.

Assist with supervision of all business functions related to operations.

Plan and utilize property resources, equipment, and supplies economically, including vendor bidding and contracting.

Education / Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience.

Basic computer skills required; understanding of all onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting for prolonged periods; repetitive wrist, hand, and finger motions; frequent movement between workspaces.

Occasional ladder, stair, or scaffold use; ability to lift and move objects up to 25 lbs.; ability to work overtime, weekends, night hours, and in various environmental conditions.

Compensation Salary Range : $20 per hour to $23 per hour
