The Assistant Community Manager oversees the day‑to‑day operations and financial functions of a housing community under the supervision of the Community Manager. Responsibilities include managing finances, personnel, leasing, maintenance, administrative tasks, and ensuring compliance with company policies and fair‑housing laws. Essential Duties & Responsibilities
Post and reconcile payments and income from residents; reconcile all account receivables and follow up on delinquencies. Prepare and send late notices, handle resident and guarantor contact, and file evictions when necessary. Help the property meet budgeted revenues, expenses and Net Operating Income. Post all charges, including utility bill backs, to resident accounts. Perform end‑of‑month closing procedures and reporting. Maintain accurate records; audit resident files for accuracy. Walk units to assess move‑out charges; manage move‑out statements and security deposit refunds. Attend on‑site daily, screen, hire, train, coach and develop staff; ensure compliance with training benchmarks. Lead leasing operations: secure lease closures, maintain accurate documentation, implement marketing strategies, and manage resident complaints to ensure satisfaction. Show, lease, and move in prospective residents. Monitor maintenance request turnaround and service quality; conduct regular property inspections. Assist in supervising all business functions related to operations and manage property resources economically. Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or 2 years in the housing industry, or related experience. Basic computer skills and proficiency with onsite software. Knowledge of Fair Housing Laws and OSHA requirements. Physical & Work Environment
Work primarily in a stationary position; standing or sitting for prolonged periods is required. Move about frequently, operate ladders, stairs, and equipment; lift up to 25 lbs. Work overtime, weekends, nights, and in various weather conditions. Compensation
$27 to $28 per hour; full‑time position with benefits including medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, paid sick days, holidays, and commission/bonus structures. Job Details
