Assistant Community Manager The Assistant Community Manager oversees daily operations and financial functions of a housing community under the supervision of the Community Manager. This role includes delinquency and rent collection, personnel, leasing, maintenance, financial administration, and risk management. The position requires an onsite leader who manages staff, ensures compliance with company policies and fair housing guidelines, and maintains the property’s cash flow and financial position.
Essential Duties & Responsibilities Financial Management
Post all payments and income from current and non‑current residents accurately and timely.
Process and reconcile daily account receivables.
Follow up on bad debt, prepare late notices, and manage resident and guarantor contacts, including eviction filings.
Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
Post all charges to resident accounts and bill back utilities where applicable.
Perform end‑of‑month closing procedures and reporting.
Maintain accurate records and audit resident files for accuracy.
Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
Attend onsite daily as required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
Enhance staff performance through ongoing training, coaching, counseling, and guidance following Asset training benchmarks.
Promote staff harmony and quality job performance through support and effective leadership.
Ensure staff adherence to company policies and procedures.
Implement effective leasing techniques, including contract signing and accurate reporting.
Execute marketing strategies and systems outlined in the annual marketing plan.
Address resident complaints and requests to ensure satisfaction.
Develop and implement resident retention programs such as functions, promotions, and newsletters.
Effectively show, lease, and move in prospective residents.
Administrative Management
Deliver excellent customer service and monitor maintenance staff response times.
Maintain property appearance and ensure timely completion of repairs through regular inspections.
Assist in supervising all business operations related to community functions.
Plan and utilize property resources, equipment, and supplies cost‑effectively, including vendor bids and contractor oversight.
Education / Experience
High school diploma or equivalent; preferred bachelor’s degree or at least two years of experience in the housing industry.
Basic computer skills and ability to navigate onsite software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing or sitting for prolonged periods, repeated wrist and hand motions, and communication with others.
Movement between workstations or onto ladders, stairs, scaffolding, or other equipment up to 25 lbs.
Ability to operate machinery, power tools, and motor vehicles or golf carts, work overtime, weekends, evenings, and in various environmental conditions.
At Asset Living, compensation is based on skill set, experience, training, and certifications. Full‑time employees receive paid sick days and company holidays.
Salary Range : $20 per hour to $23 per hour
