Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. In this role you will play a vital part in rent delinquency and collection, financial optimization, and oversee all phases of operations—including personnel, leasing, maintenance, administration, and risk management—in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management
Post all payments and income received from applicants, residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily account receivables.
Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
Help the property meet budgeted revenues, expenses, and net operating income.
Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
Complete end‑of‑month closing procedures and reporting.
Maintain accurate and organized records; audit resident files to ensure accuracy.
Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
Daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff consistently using company directives.
Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance with company policies and procedures.
Manage leasing processes: obtain closures, handle follow‑up, document leases, and maintain accurate reporting systems.
Implement marketing strategies and systems from the annual marketing plan.
Address resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (e.g., functions, promotions, newsletters).
Show, lease, and move in prospective residents.
Administrative Management
Manage customer service and monitor maintenance service request turnaround.
Maintain property appearance and ensure repairs are completed promptly.
Assist in the supervision of all business functions related to operations.
Plan and utilize property resources, equipment, and supplies economically, including vendor selection and pricing.
Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years of related experience and/or training; or equivalent combination of education and experience.
Basic computer skills and proficiency with onsite software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Remains in stationary or mobile positions for prolonged periods, with frequent standing, walking, and repetitive motions involving wrists, hands, and fingers.
Moves between work areas, ascending/descending ladders, stairs, scaffolding, ramps, step stools, and tight or confined spaces.
Tracks and moves objects up to 25 lbs. in all directions; operates machinery, power tools, motor vehicles, and golf carts.
Work overtime, weekends, night hours (emergencies); work in small or enclosed spaces and extreme temperatures; exposure to hazardous chemicals.

Salary Range : $23 per hour to $25 per hour
