Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. In this role, you will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager.

Essential Duties & Responsibilities Financial Management

Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.

Responsible for processing and reconciling daily all account receivables.

Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.

Complete all end‑of‑the‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files to ensure accuracy.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Regular/daily onsite attendance required.

Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote harmony and quality job performance of staff through support and effective leadership.

Ensure staff compliance and consistency with Company policies and procedures.

Implement effective leasing techniques to obtain closures, follow‑up procedures, signing/documentation of leases, and accurate reporting.

Implement marketing strategies & systems from the annual marketing plan.

Handle resident complaints, concerns, and requests to ensure resident satisfaction.

Develop and implement resident retention programs.

Effectively show, lease, and move in prospective residents.

Administrative Management

Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.

Maintain property appearance and ensure repairs are completed in a timely manner through regular inspections and tours.

Assist with supervision of all business functions related to operations.

Plan for and utilize property resources, equipment, and supplies economically.

Education/Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Basic computer skills and ability to understand and perform all onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, and perform communications, repeated motions of wrists, hands, and fingers.

Move about to accomplish tasks or move from one worksite to another.

Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like; work in tight and confined spaces, overhead positions, and reach or lift objects up to 25 lbs.

Operate machinery or power tools, motor vehicles, and/or golf carts; work overtime, weekends, night hours (emergencies); work in small or enclosed spaces, rough terrain, extreme temperatures, and outdoor environments with precipitation and wind; be exposed to hazardous chemicals.

Salary Range : $20 per hour to $24 per hour
