Role Summary
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, you will manage personnel, leasing, maintenance, financial, administrative, and risk functions to ensure compliance with Asset Living’s policies, safety and fair housing guidelines, and liability requirements.
Essential Duties & Responsibilities
- Personnel Management – Regular/daily onsite attendance required; screen, hire, train, coach, and develop on‑site staff; maintain staff schedules and assignments; address performance issues, document, and take appropriate actions.
- Financial Management – Achieve optimal net operating income through cost control and revenue enhancement; develop yearly operating budgets/forecasts; manage rent collections, vendor invoices, and timely financial reporting.
- Strategic Leasing Management – Develop and execute yearly marketing plans; ensure effective leasing techniques, accurate documentation, and resident retention programs; handle resident complaints and requests.
- Administrative & Maintenance Management – Supervise emergency response, customer service, maintenance turnaround and responsiveness; maintain property appearance, schedule inspections, and manage vendor relations; oversee construction and rehabilitation activities.
Education / Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and proficiency with on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others and perform repeat motions involving wrists, hands, and fingers; work overtime, weekends, and nights as emergencies arise.
- Maintain a stationary position, often standing or sitting for prolonged periods, while moving between work sites.
- Occasionally ascend/descend ladders, stairs, scaffolding, and other equipment; lift and place objects up to 25 lbs.; operate machinery, power tools, motor vehicles, and golf carts; work in varied environmental conditions, including confined spaces and extreme temperatures.
License / Equipment
- Reliable transportation is required due to the emergency on‑call requirement.
Compensation
Salary Range: $80,000 per year to $85,000 per year.
