Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The Community Manager manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, train, coach, and develop on‑site staff; complete weekly and daily schedules and assignments; document performance problems and terminate when necessary.
  • Financial Management – achieve the highest possible net operating income through effective cost control and revenue and leasing improvement; develop yearly operating budgets and forecasts; monitor deposits, rent collections, and vendor invoices; ensure property closeout is completed on time.
  • Strategic Leasing Management – develop yearly marketing plan; obtain closure, follow‑up procedures, and reporting systems; deal with resident complaints and develop retention programs; effectually show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – ensure all administrative and leasing reporting is accurate; head emergency team; manage customer service and monitor service request turnaround; maintain property appearance and complete repairs on schedule; manage maintenance, construction, and rehabilitation activities.

Education & Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Communicate with others, repeat motions with wrists, hands, and fingers; work overtime, weekends, and night hours (emergencies).
  • Stand or sit for prolonged periods; move around to accomplish tasks; use ladders, stairs, scaffolding, and ramps; lift and place objects up to 25 lbs.; operate machinery or motor vehicles and golf carts.

License & Equipment

  • Reliable transportation is required due to the emergency on‑call requirement.

Compensation & Benefits

Salary Range: $80,000 per year to $85,000 per year

Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
