Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration & risk management. The role ensures compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, train, coach, and develop on‑site staff; manage staff schedules and assignments.
  • Performance Management – address performance issues, document and communicate with HR, and terminate when necessary.
  • Financial Management – achieve highest possible net operating income through cost control and revenue improvement; develop yearly operating budgets and forecasts; reconcile deposits, rent collections, and vendor invoices.
  • Strategic Leasing Management – develop yearly marketing plan, ensure effective leasing techniques, manage resident complaints, and develop retention programs.
  • Administrative & Maintenance Management – coordinate administrative reporting, lead emergency response, manage maintenance service request turnaround, and oversee property appearance and repairs.
  • Equipment & Resources – manage property resources, equipment, and supplies efficiently and supervise maintenance,.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Proficiency with on‑site software functions and basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repetitive motions, and ability to work overtime, weekends, and nights.
  • Standing, sitting, and walking for prolonged periods; occasional ladder use; ability to lift and move objects up to 25 lbs.
  • Work in various environments including tight spaces, overhead positions, extreme temperatures, and hazardous chemicals.

License / Equipment

  • Reliable transportation required for emergency on‑call duties.

Salary Range

$50,000 per year to $60,000 per year
